1. PRE-CONSTRUCTION - Choosing your home site, finalizing architectural floor plans, interior and exterior features, and soil report is completed.
2. OBTAIN PERMIT, PREPARE SITE & POUR FOUNDATION - Obtain all necessary permits from the city and or county; HOA requirements will be reviewed and followed, and the home site will be staked per the site survey. We'll then begin excavating and removing trees, foliage, rocks, or debris. Any soil material that needs to be brought in will be delivered, trash container and porta-potty will be left on site, all utility infrastructure will be installed, foundation form boards will be set, piers and beams will be installed, plumbing rough-in will begin, the slab is poured, form boards removed and rough grade is completed.
3. FRAMING - Laying out of all chalk lines for all exterior and interior walls, the house is framed, subfloors are installed, the roof system is decked and dried in, Plywood or oriented strand board (OSB) sheathing is applied to the exterior walls and roof, windows and exterior doors are installed, The sheathing is then covered with a protective barrier known as a house wrap; it prevents liquid water from infiltrating the structure while allowing water vapor to escape. This reduces the likelihood of mold and wood rot; we begin landscaping and cabinet designs.
4. HVAC, ELECTRICAL, AUDIO/VIDEO & PLUMBING ROUGH IN - Installation of the AC and Heating systems as well as ductwork (HVAC), electrical outlets are installed, the home security system is pre-wired, audio and video system is pre-wired, fireplaces are installed, plumbing lines are "toped" out, bathtubs are installed and tested for leaks.
5. INSULATION, DRYWALL, TAPE & BED - Sealing of all exterior seams with foam insulation, foam insulation is then installed on all walls and ceilings; drywall is hung, taped, floated, textured, and primed, and trim is installed.
6. MASONRY, STUCCO, BRICK & STONE - Exterior masonry, all brick and stone will be installed, stucco, siding, or choice of board and baton, and an outdoor kitchen is built.
7. INTERIOR & EXTERIOR FINISH OUT - Installation of your driveway, sidewalks, landscaping, exterior paint, and all final details to the outside will be completed. Installation of flooring, final paint, appliances are installed, cabinetry, countertops, all plumbing and electrical fixtures will be installed as well as all door and cabinetry hardware, mirrors, stair rails, all final details to the inside will be completed, and all systems will be tested.
8. FINAL WALK THROUGH- All your hard work is done! A checklist for any last details that need to be attended to will be created. You'll get acquainted with the features of your home and all of its mechanical systems. Your new house is ready for move-in ENJOY!
